What is a flat roof?

Wikipedia definition "A flat roof is a type of covering of a building. In contrast to the sloped form of a roof, a flat roof is horizontal or nearly horizontal."


How long should our building roof last?

The life of a building's roof depends on several things. The type of the flat roof; some roof types are designed to last 10 years, 15 years some for 30 years or more.  The quality of the initial installation workmanship and supplies used, and how well it is maintained.  

For example a well maintained BUR (built up roof of tar, paper and gravel) can last 50 years or more.  There are BUR roofs in place that date back to the early 1900s * source wikipedia 

What is a roof maintenance survey?


An inspection of your roof for damages, repair requirements and potential problem spots.  The person performing the survey should have a good understanding of your roof type.  Special attention is given to the main covering materials and common weakness areas.  For example around chimneys, gutters, flashings, eaves and ridges.

If an obvious structural defect is seen it will usually be pointed out, but the maintenance roof survey does not cover structural integrity, this is the area of a structural engineer.

At what frequency should a roof be surveyed?  

It can vary depending on the age of the roof, the type of roof, the quality of supplies used and the original workmanship.  Semi-annually is recommended.

If you haven't yet, you should schedule a maintenance survey.  At that time the variables will be assessed and a schedule should be agreed upon.

Other than regularly scheduled maintenance checks, are there other times we should have the roof surveyed?

After a heavy storm or any especially harsh weather conditions  you should call an experienced roofing specialist to inspect your roof for any possible damage.  If there has been an increase in foot traffic on the roof.  After any roof top equipment installation, alterations or repairs.

I'm still not convinced, why should I have our building roof  surveyed regularly?

Research shows that the number one reason why roofs don't survive their initial life expectancy is neglecting regular maintenance.  Having regular maintenance surveys done so that small problems are discovered early and repairing those small roof issues before they turn into larger ones helps extend the life of your roof and saves you money in the long run.
